The lands are only ½ mile from Oughterard Village, on the main Galway Road (N59) looking out onto the rolling hills to the west.
The land is approached off the main road and is mainly level, measuring approx. 2.6 acres.
Planning history: Planning permission 71770 was refused in December 1994 for the following reasons.
1. The proposed development would endanger public safety by reason of a traffic hazard because the site is located on a national secondary route with a maximum speed limit applies. The traffic generated by the development would interfere with the safety of free flowing traffic along this route.
2. The proposed development would contravene chapter 8, table 8B of the County Development Plan which restricts development on this route to the essential housing need of farm holders, families, a category which does not apply in this case.
The speed limit at the entrance to this land onto the N59 has now changed and is restricted to 60 kilometers per hour.
Consequently the vendors and auctioneers believe that planning permission for residential development is only likely to be granted to persons having local housing need – where the applicant is employed locally and is currently in rented or family accommodation.
