A south facing traditional cottage with living room / kitchen, two downstairs bedrooms and a loft bedroom set just 10 metres from the high water mark and with totally unrestricted views over Bertraghboy Bay. The cottage is beside a substantial slip into the sea and has grounds around it extending to 0.322 acres.

The property is located on the edge of an inlet of Bertraghboy Bay and only 10 metres from the waters edge. The property is just 1 mile from the renowned Cashel House Hotel and 5 miles from Recess, with shops and a pub, while Clifden is just 16 miles further down the N59 to the west.

Cashel derives its name from a circular stone fort, "An Caiseal" the cashel, which is located on a slope of the mountain, north east of the village. This ring fort, moated with high banks is now surrounded by a graveyard which is still in use. The village to which it gives its name, is very popular for angling and shooting, and attracts numerous visitors with its stunning scenery.

Clifden is regarded as the Capital of Connemara, with banks and a large selection of shops, pubs, and an increasing number of cultural and leisure facilities. Clifden is noted for its many fine seafood restaurants, the famous Connemara Pony Show which takes place there each August in the showground close to the property, and the Clifden Arts Festival in September, all of which attract many Irish and foreign visitors. The area is well provided for a wide range of sporting and leisure facilities, with fishing, boating and water sports most popular using the many beaches and bays which comprise this convoluted coastline.

The property is 40 miles from the regional capital of the West, Galway City, with its mainline road and rail connections and extensive and substantial cultural, commercial and retail facilities. Shannon Airport is some 21/2 hours from the property, while Knock Airport is about 11/2 hours. Dublin is only some three and half hours drive using the new N6 motorway from Galway.

Golf is available at the Connemara Golf Club whilst there are six other courses within an hour's drive of the property.

THE COTTAGE: Being some 40' long and 14' wide the cottage has a footprint of some 560 sq. feet but could be extended on its western elevation. The cottage is of stone construction under a corrugated asbestos roof and is in need of complete refurbishment.

The accommodation includes a sitting room / kitchen with large fireplace, doors to the front and the back, doors to two downstairs bedrooms ( one with a fireplace) and a makeshift and very rudimentary staircase to a further loft bedroom upstairs.

SERVICES: Mains electricity is available within 100 yards from the cottage. Water available from a group scheme in the council road but will incur a new connection charge of approx. 1,600. The cottage does not currently have a septic tank or waste water collection system and a waste water treatment plant will have to be installed in the lands of the property to the west of the cottage. The normal requirement that any waste water treatment plant or percolation area have to be at least 50 metres from the high water mark cannot be met in the case of this cottage. Galway County Council Connemara Area Planner, Brenda O'Neill has confirmed that Galway County Council will compromise on the distance requirement and a copy of her email dated 21st May, 2012 is attached to these details.

This property is for sale by the Modern Method of Auction which is a buyer friendly method of auction. Once a buyer is happy to proceed with the property, they pay down a non-refundable reservation fee which secures the property for them. However the purchaser does not need to exchange immediately as in Traditional Auction. Instead the Modern Method allows the purchaser 28 days for exchange and a further 28 days to completion. With this extra time, the buyer can finalise mortgage arrangements and organise the move.
