a property

"Tí Tom", Thomas McDonagh's Cottage, Ard West, Carna, Co. Galway
Ref: R0415

Offers on €210,000

This is a most delightful original stone cottage with outbuildings and 4 acres of land running down to the shoreline. Fully restored in 2001 the cottage has living room, sitting room, kitchen, bathroom, three bedrooms and a shower room.

The property is set in one of the loveliest and most unspoilt coastlines in the West of Ireland, enormously popular in the summer but most attractive all year round. The cottage is quietly tucked away down its own drive , cannot be seen from the approaching road and is an ideal location from which to take advantage of the fishing, boating and other leisure activities for which this area is well known.

Approached off a council road through a gate, a private driveway leads down towards the property and the sea. The first half acre of land on the left is excluded from the sale and shares that part of the driveway with the vendors. The rocky driveway with gardens to the left hand side, continues on and culminates in a yard with adequate parking in front of and to the side of the cottage.

The cottage has good sea views and the land running down to the sea looks directly on the unspoilt golden beaches of Mason Island, which is uninhabited and just a kilometre offshore. St. Mac Dara's Island is also clearly visible from the property - it is one of the most famous of the Connemara islands and where St. Sionnach Mac Dara founded a monastary during the sixth century. His church, a small rectangular structure built of large stones still stands on the Island and was the focus of an annual pilgrimage until recently. A three day festival named after the saint "Feile Mhic Dara" is held in Carna each July and is a superb sight with currach and hooker racing, sea angling competitions and art and craft exhibitions.

The village of Carna is just over 5 miles away with shops, church, post office, pubs, hotel, national and secondary schools and a nursing home.

THE HOUSE is the original home of Tom McDonagh, a renowned local fisherman, is of stone construction under a slate roof, fully modernised and providing a most delightful location. The cottage faces north so it has southerly views over the coast and the sea with lovely sea or mountain views from every window. The house has been modernised and is tastefully decorated and painted. Internally, the walls have been dry lined with extensive use of wood effect laminated floors and polished wood panelled ceilings, good quality solid pine doors, architraves, skirtings throughout. Full good quality double glazing throughout with full oil fired central heating. Included in the sale are curtains, light fittings and contents mentioned the sales particulars.

Beside these is a large 2 storey barn 25 feet x 12 feet with a 15 feet x 15 feet pitched roof extension.

The gardens and fields leading down to the shore are all enclosed within internal local stone walls and are an idyllic haven for wildlife with bluebells and wild orchids underfoot, skylarks and curlews above with spectacular views across to Mason Island with its lovely sandy beaches. The property has its own pebble beach and there are superb coastal views through 180 degrees from the Aran Islands to the South to Slyne Head to the North.

The vendors have used the property extensively for themselves and have still received a substantial income from these lettings.
